Water/ sewer/ garbage is about the same cost for a 500 square foot unit as it is for a 3,500 square foot house, so utilities become a bigger percentage of total rent and costs with smaller units.Collecting rent is time consuming.

Home warranty companies are garbage.... they are in the business to make $$, so that means they will jerk you around with service call fees (on top of your premium), hire the cheapest worst companies to do the repairs- they will band aid the issue as cheaply as possible and provide horrible customer support when the issues keeps coming up over and over. yes every now and then some person will get lucky with "I got a whole new HVAC system for free", but those are unicorns surrounded but thousands of people that get screwed by home warranty companies.Save the $$ and use it for local contractors that YOU hire and work with- the hard part is finding good one.

I have read "7 Years to 7 Figures" and I like the idea of taking a bit of a short cut and buying the 75 unit apartment, or should I just bite the bullet and go with buying 20 single family homes, or should I think about all the garbage dealing with so many property managers and just take the middle road of "7 Years to 7 Figures" and buy two 20 to 30 unit apartment buildings and just use the cash flow until I can flip them for the 75 to 100 unit apartment building.

Technically it's just monthly rent / cost, which is a percentage; the monthly rent is X percentage of the cost of the property.That being said, while rent/cost is a useful measure, the 2% Rule is garbage.

Glad I did the inspection despite it being uncomfortable, because I found a few other issues that need to be addressed. dishrag and plastic straws in garbage disposal and continuing to unplug the sump pump despite being told not to.

I like the mold addendum because I have had tenants cause mold problems from bathing and cooking with no ventilation going in a small house.The clogged drains part I have standard in my contract, once I had an older property with a septic system and a garbage disposal.
