I would love to network with other investors in the area and bounce ideas off one another. 

When I challenge any of the fees, I get bounced around between broker, lender, title company,  survey, or appraisal company.  

I bounce a lot of my CPA related items off of @Vlad K. 

My agent bounced it off her broker and she said that it's a boilerplate FL contract and brokerage firm can't agree to all of this additional liability.

If I bounce from unit to unit with stays of reasonable length, and the LTB allows it, I'd probably be looking at 2 years to finish, and by then I'd have planned to have moved into a duplex, then moved into a SFR for ourselves.I feel my hands are tied...

They give you access to this office space to meet with fellow or potential members, and there is always one of the leaders there to bounce ideas, run numbers, etc. 

Perhaps we'll be able to bounce some things off each other as we both move forward with our respective goals.

There are three options to get an LLC running.1) hire a lawyer.. pay $1-2K, it will be done right and they will tell you what you have to do to keep it legal2) Go to legalzoom or another web based lawyer function.. they will charge you about $4-600, and help you if the forms are not filled out correctly and you can read on the web site what you have to do to keep it legal3) go to the your State's department of State and download and fill out the forms to open an LLC, (that costs $125 in PA), so it will be less, but if you fill the form out incorrectly it will bounce back to you with little to any explanation.... option 2 is usually a good place to start, and then you copy the old forms to make the next one yourself.
