The other option is to work underneath the managing broker directly with much less guidance and left to my own devices to figure out what I should do to be a successful real estate agent but with the upside of a 90-10 commission split.

It's a great place to learn and network.If you haven't already, you may want to check out some of the many real estate investing groups local to the area.  4 that I belong to (and recommend) are: 1)  Traction REIA - the local national REIA in Tysons Corner - monthly meetings and seminars - cheap way to get a lot of training (and you don't have to sign up for the guru courses if you don't want to)Through Meetup.com - good networking and learning groups2) REI Roundtable (Tysons) 3) Caza Meetup group (Reston)4)  Caza Haymarket - might be worth the driveWelcome!
