The tenant has access to backyard (not in lease but offered as a freebie) it's in decent shape with not trees or plants whatsoever but my neighbor's back yard is lush green and some of his plants creep into the backyard.There will be occasional uninvited guests such as Centepedes and Beatles when the tenant opens his door.Now they are asking me to call in for an exterminator,the previous tenant never once mentioned it to me.Its not an infestation so I think it doesn't require me to call for an exterminator,it's not an infestation per se.How do I handle this demanding tenant?

If your application had lines for him to fill out regarding type of income and how much from each source, and he ignored that and just wrote "retired" and $5700 - you could just deny him for not filling out the application completely.When you have to pull teeth to get info from applicants, you're just better off denying them, because dealing with them on anything after they move in will be the same way - they won't be cooperative or respectful.

They dont need a seasoning period.For Pittsburgh oh my Gawd even delayed financing I think i have better luck pulling a teeth out of an elephant than getting a loan from a bank.
