Some are cold geographical lists for listings and some are targeted.Targeted lists on Facebook are my whole sphere of influence is constantly updated and soft marketed to all the time ($1-$5/day) for testimonial ads and reminders.

Yes and no depending on your sister in law's desire to run her own business.She may like the thought of you doing all the work and she just enjoys the money you generate for the family business.But if she is up to the challenge,separate businesses would be easier for everyone involved (especially you).Tread softly here though,you really need through property inspections and appraisals from professionals to determine the exact value and current physical condition of each unit .This will prevent hard feelings and potential law suits between the two siblings.Nothing is gonna hurt more than accidentally giving the other party termites and rotten roofs.All properties would need to be repaired and made whole before division of the estate and subsequent sales to the public if desired.

i use mysmartmove which is powered by transunion. does a soft credit check and background check for $40 that you can have your applicant pay or you can pay if you chose to.

Keep your loans and business in order and they will never stop throwing money at you and you might even get a call from someone like me about a chance to buy a note that is in trouble with another property that could end up as yours if they default further.While you can go get a simple line of credit on a single family house through the consumer side of the bank and use that to buy a bass boat or any other toy you want without worry while the tenant repays the loan; if you do something like that on the commercial side.....you will be in the dog house quick to say the least.

Development impact feesNormal formula for land development is called a "Residual Land Value" or RLV:Market price per lotLess site improvements (streets, curb/gutter/sidewalk, underground utilities, drainage, etc)Less impact feesLess soft costs (to design the site improvements)Less other cost (brokerage fees, etc).Developer profit may or may not be deducted from land, just depends on the builder, but if someone did that to me, I'd tell them their profit is in the homebuilding, but regional market differences drive this.
