Hi all,I was looking for someone who has experience in the garden/walk-up level multifamily space in the Denver area.

One concern is that there was previously a pool in the back and that appears to have been filled with dirt and made into a garden area.

In the general area of Redford , Westland , Livonia , Garden City.

Large backyards are great for making mini points of interest like a garden area, gazebo area, sheds etc. 

Property is a 2 flat total of 5 beds 2 baths, but has a unfinshed garden apartment below grade. after rehab rental income would be $2200 if garden unit is converted. total debt service is $900. annual rent of $26,400 -debt service $10,800=$15,600.

It turned out the guy they subleted to had no idea how to conserve water an just left a hose running in the back garden.

I feel that I will have to treat tenants like children because they absolutely do not clean even once during the whole lease term.If I didn't include a gardener, the yard would be trashed.I feel the same applies to house cleaning.
