I went out there today and after pulling teeth (ironic because they are dentists) I was able to figure out that they were using a hot plate at the same time as the microwave on the same breaker.

Iron Bridge in PDX does a nice job.. and check out our  charity were we are giving a home a way .. please spread the word.. shameless plug but its for a great cause we want to put that first respond er/veteran into that home ASAP.. counting on BP members to support the case.

Ironically, My wife & I live in Astoria.

We put everything new except one iron-cast tub, one toilet and the floors in the living areas and rooms (we sanded and stained the floors).

if someone is trying to sell you a turnkey property with an iron cage around the outside Hvac unit RUN!  

Ironically, I've also thought about opening up a gym (of the same franchise) so this is a double bonus for me to house the exact one. 

The tenant is likely lying, they aways do, to get out of the lease for some other reason but knows legally the excuse is iron clad forcing you to let them out.
