I agreed with what you said,  but disagree with the emphasis  because if there is potential exposure to a discrimination claim (absolutely agree) then whether or not it is of itself a protected status is of less importance.

But if you look at my debt against property value, due to appreciation and debt pay own I’m only ~65% global LTV even though almost every property I own has debt that exceeds my purchase price 

A traditional loan with a bank will consider your credit score, global DTI and DSCR.
