If you look at my body of work, my purpose in life to provide financial education for the inner city so I just shake my head since I advocate for underprivileged minorities.

Having the surveys done on each lot is pretty far down the list of things that need to be done when subdividing, here where I am at,  yes each lot will have to be surveyed, pinned, and plotted on the final plat at the courthouse, you have to decide how many lots and if the governing body will even approve the proposed subdivision. 

I bet you anything this will vary greatly by state as well as which regulatory agency a lender falls under. 

I don't have a flip bone in my body which is why I purchased the first few in my portfolio from good wholesalers and spent 18 months in the market before spending a single dime.  

For example, a letter from the veterinarian or some other legit body?

This was an auto body shop and paint booth for over 20 years and not used for mechanical work much at all. 

You can do it, but you need to be a problem solver have some thick skin, in many cases.Also, in some cases your hands may be tied from a regulatory perspective.
