A couple good sources when looking for help are lumber yard or supply house and Town/ city building Dept.

I took my lap top just in case.. the lodge said no internet but lo and behold there it was wi fi.. there was no cell service though so that was good.. the guys I were fishing with  were retired fully  one owned car dealerships one a newspaper and one a Lumber mill.. their big interest after fishing was to check who was doing well in the golf tourne and other sports pursuits..

My lumber company taking me fishing  Hunting and sport tickets.. dealing with Agents  borrowers contractors title companies seeing a huge part of the US in my travels..

I found someone on facebook market place that makes them out of reclaimed lumber and had them build me two 3' x 6' boxes for $40 each.

Plus much of the value is in the business itself vs the property alone.Don't get me wrong man, I love the idea of buying a cool mini resort place on a lake with 10 cabins, a bait shop, marina, restaurant etc but I know that if I needed to unload it, it could take a while.  

They will understand the financials of buy to hold and buy to flip investments and be able to offer you off market deals on currently managed properties that owners are looking to unload.  

This particular home was part of about 20 homes that got unloaded by investor out of California who wants to focus in a different area.

Have you looked at real estate prices, agricultural comodities, lumber, steel, copper, toilet paper lately?

Heck, lumber costs are up 3x over the last year.
