After researching properties on MLS there are few multi’s that cash flow at the 1% rule or greater in these markets and the several that do which I have toured I have not been impressed with.

By the way, I can totally understand the realtors perspective of not wanting to trawl 40 insulting offers on behalf of a hopeful low-baller or to tour around "aspiring" investors that live in fantasy land and basically just need someone to validate them for a weekend here or there:).

You can tell a lot about a company just by being an active researcher - if they don't have time, get annoyed, can't schedule a tour, or just stop responding, those are big red flags that can be sussed out with just a few emails.
