Most of the half duplexes I see in Austin are teardown & rebuild projects selling each side for $500K+.

In a nutshell it will be worth knocking down the home and rebuilding possible multiple residential properties including more floors. 

My credit score shot up and I'm currently rebuilding the cash to invest.

There are many other tear-down and rebuilds happening.

Joe Bertolino  Servpro was the name I was looking for... and we use drying services here in Oregon to dry out our houses that are framed in the winter... you can't sheet rock and insulate until you hit a certain moisture reading in the framing material.so same in a flood situation.. if its gotten through the sheet rock and soaked the studs then you need to dry those out and rebuild. 

Another thing you can do is contact a builder and get a quote on rebuilding the structure, or your portion of the structure.

Rebuild your reserves a bit, and then start adding properties when you are ready.

While it would be great to build a strong democracy in this country, the fact is that our country has some rebuilding of its own to do at the moment.

As the zoning code changes, they don't require pre-existing buildings to necessarily conform if it would be a significant hardship to do so (Like tearing them down and rebuilding).
