Sounds like you were very prompt to respond and very supportive so you will look good as far as that is considered.

She had one issue with her apartment and we addressed it promptly.

If they delay moving out, and the unit is not available to rent to a new tenant, then they are also liable for the rent you lose because of the extra time required to clean and put the unit in rentable condition (assuming you do that work promptly).

The other roommate has excellent credit, passed background check, given us proof of income, follows directions and has been prompt.

Honestly, the easiest thing you can do to protect yourself is screen your tenants properly, treat them with respect and appreciation and respond promptly to any inquiry.
