My first observation was that it was obvious which applicants we might have problems with and who wouldn't as far as collecting rent goes.

There are plenty of legitimate rules regarding FHA criteria that have to be observed; we certainly don't need to be adding made-up ones to the list.As for screening criteria, past evictions is nowhere near my only screening criteria.

(rules of thumb only, just observations on deals that tend to work).

Even if you maintain the entity, observe the formalities and don't co-mingle assets, the entity can be legally disregarded if there's blatant misbehavior, such as fraud or non-payment of taxes.
