Is this something that we need to be monitoring as investors to make sure our coverage stays aligned with market appreciation?

Also make sue you fully understand the new mechanicals you may need to install and their price tags (sprinklers/Fire monitoring /etc)

It's the government's way of monitoring funds transfers to ensure taxable income is taxed and to prevent people from laundering. 

I would be upfront and let them know you are interested in tracking everything and maybe setup a Google Doc that you both can monitor and edit.

EXPENSES: tax, insurance, yard care, elevator, fire alarm monitoring/inspections, Backflow testing, management, maintenance/repairs, reserves for cap ex, utilities, turnover costs, legal fees, tools/equipment, janitor, telephoneetc...

They don't really promote that as one of their services (not sure why not), but it's almost like having a free credit monitoring service.

We explore a little more on demographics and do chat a little about monitoring the big hedge funds and when they plan on selling.

I also would do some things like adding smart monitors.

Should be some local people that monitor that forum.
