In fact ever "problem" is my fault, that being said there is no problem, it's an opportunity for a solution & I wont make the same mistake.I simply ask that folks consider things in a moderate a collaborative manner.

I do put aside a relatively small percentage of my total investment assets to move quickly when (if) I (hopefully) stubble across a situation that promises a large and fast return for a (relatively) moderate risk.  

Keep in mind if you are going to turn over houses quickly and they require heavy or even moderate level renovations, having additional liquidity outside of the down payment money will allow for you to advance the renovation quicker and get to the refinance event quicker.

This would be the area I'm banking on the most overall, even moreso than the area immediately west of downtown (although it will take this area longer to reach its max potential)If I had to give a hot take of the City/Metro Atlanta...I would say keep a moderately concerned eye on the area in the perimeter but above/adjacent to the airport.
