He choose a non-marketable degree and it does not matter if he got it from Harvard or a community college - he would still be a janitor.May take on the janitor's story is this: if you're smart enough to get accepted to a top tier university you should be smart enough to choose a degree that would virtually guarantee you a high paying job (e.g. a lawyer or a doctor).

If it a) backs up to a major road and b) has an office in it, perhaps you should market it as commercial, to attorneys, accountants, dentists, doctors, etc., many of whom run businesses out of their homes.
