Much to our family's disappointment we were crazy enough to do the proverbial blood sweat & tears of REI for 35+ years...we only did the traditional IRA/401(k) solo's etc for tax deductibility & reinvestment purposes.

If you think you will find cultural diversity and food etc of the kind you have in Vancouver anywhere outside the major coastal cities you will be sorely disappointed.

What led to our starting the LLC and beginning the process of investing in real estate stemmed from our disappointment with rates of return in conventional investments.  

The answer can be dependent on your market, but I would lean towards saving the MLS for afterwards for the reasons you outlined - if it's on the MLS people want to see it and are disappointed if they can't arrange a showing, and good photos get people out to the property. 

It is very disappointing to hear that story.

The lost money is one thing but I'm more disappointed in the entire 'deal' than anything else. 

@Darren Sager It's disappointing when things like this happen, but as we saw in Arizona these are last ditch efforts that won't win in the long run.
