I would also hand out rental applications prior to closing, with the permission of the seller, so you can get an indication of how cooperative the tenants are and whether or not they even quialify.

However, it is easier off the MLS when or if you know that problems exist like divorce, death and estates, partnership break ups or property condition is not marketable.When you have joint sellers and they have issues, you usually can solve one of the seller's needs, then you can force (convince) the other to cooperate because that seller has no personal involvement with you.

The fire protection system was a combination of private "cooperatives" who had a Fire Insurance Mark (basically a plaque) that displayed which private insurance company held their fire insurance.

It's the listing agents that offer the cooperative commission to the agent who brings the buyer (it is all on the contract, but the coop commission only leaves the listing agents brokerage IF another realtor brings the buyer).
