I personally use azibo to do my bookkeeping and tax prep, and it's become more and more simple and efficient.

What do you use for bookkeeping?

I do often recommend a separate property management LLC, especially for clients with a large number of rentals or using the series LLC as it helps with bookkeeping.

Separate bank accounts, separate book keeping, separate mileage tracking, etc. 

If you're planning on buying a note every now and then, then having a custodian transact is probably perfectly acceptable way to go and it will eliminate some formation expense in setting up the IRA LLC and paperwork/bookkeeping on your end.   

In no particular order: liability insurance, workers comp insurance, payroll taxes, advertising and marketing costs, professional services (bookkeepers, accountants, CPA's, etc.), fuel, permits and inspections, drawings and designs, bad debts (surprisingly not everyone pays their bill - this is what mechanics liens are for), and tools & equipment.In Cuyahoga county, every town/municipality has different rules about what a contractor must do to work in their town.

Accounting and CPA work shouldn't be more than $100-$400 depending on the complexity of your return and how much bookkeeping you need.

Bookkeeping, maintenance, vacancies could all be a huge headache for you.
