I'm not understanding the dilemma here - the tenant actions did not involve you whatsoever, so I don't understand the feeling of wanting to give the security deposit back. 

Our investors are under no obligation whatsoever until such time that they produce a down payment in certified funds and sign a purchase contract.

My plan is to keep sinking my teeth into growing and scaling so at some point I can bring some value to the table in Jay's eyes and do a deal with him.It's truly amazing how many niches there are in real estate.

Is it painful and is often like pulling teeth?

I have no illusions it is a grand slam, but I think it is something I can cut my teeth on and I am excited to move forward.

When I first started it was like pulling teeth to have them respond back to me. 

My friend operates a brokerage, and he was nice enough to allow me to transfer my license to his brokerage and not charge me any fees whatsoever. 

Maybe not a Great Dane but at least a Lab with some pretty sharp teeth.
