NAR released an update this AM stating they expect increasing prices and market shortage through spring (Also stated that this is not a Real Estate bubble like that of 08)A client of ours just signed a contract in SW Cape on a new build and the contract stated it could be as far out as 2 years before completion date.

With inventory shortages that has been the hardest is waiting times.

Currently this area has a surplus of buyers and a shortage of inventory.

@Bin Chen I never have a shortage of qualified rental applications for properties 20 min or closer to Duke University/Hospital (Durham).

. $115,000 minus $5,000 minus $6,000 minus $1,000 minus $4,000 leaves a shortage of $1,000.... this is where the short sale comes in (and the unknown lien-holder has a say in whether the house sale closes or not...

But given the housing shortage, things might change, though it's unlikely.I looked into submetering, but it's not cost effective due to wiring issues. 

Simple as There is no shortage of stories of people with families who work full time and still buy dozens of properties per year. 

our city transportation department does studies of which areas have parking shortages and which don't (on-street) and overall inventory - might be good to see if you have anything of that sort you can look at. 

Like many areas of the country, there is still a housing shortage.
