The first tenant (probably within 3 months) that stops paying, takes you 3 mo to get them out, court/attorney fees, furnace/hot water heater moves with them, damage to the property, cost to renovate, lost rental income while you pay a note - if you do not have the reserves to withstand this type of setback you are destined to fail.
