I did a lease option on our first home after losing our life savings at 32.We were trying to rebuild the equity we had lost in our life, and I knewreal estate could help me do that the fastest.We used that lease option equity after a year (we rehabbed to build the equity) and bought our first rental, a foreclosure.I stumbled upon a bank that told me they would do 6 total properties for me as 'second homes', in the same city, in addition to the one we already owned!

They have the rebuild cost to be 400k.I am wondering why there is such a large discrepancy in price.

There is always a rebuilding period to any war effort.

The state/city, type of property, age of the home, location, cost to rebuild, flood zone, age of roof or major systems, your deductible, etc. all factor in.

Mostly smaller issues such as AC unit swaps, replacing faucets, rebuilding guts in toilets, change GFCI's etc.....common maintenance but at times bigger projects do arise.

It may even attract better tenants who have appreciation for such.Instead of looking to replicate the door with new materials, are there any rebuilding centers or other places where you can purchase used historic housing materials?

It would be a tear down of the existing 2,000 square foot house and rebuild a 5,000 square foot house for approximately $1.1 Million, then resell the new house at approximately $5.9 Million.  

The ADU is designed with an additional office, which actually meet the requirement for another bedroom, size, closet, egress, etc.We bought this SFR is 2011 for 380 k, spent 120 k to rebuild the foundation and everything inside.

We spent 72k to buy it and 90k to rebuild it.

No time for congratulations, this is in fact just the beginning.IAfter a few unsuccesful attempts at a stimulus and a generally strong negative connotation of the word itself, I would actually support a large "stimulus" focused on three things:1)Rebuild our aging infrastructure2)Build a "smart grid" and build large alternative energy projects to power it3)Build water recycling and conservation projectsThis would solve some of the largest issues looming over America in the long term, while at the same time creating jobs, putting money in workers pockets, and boosting the domestic economy in the short term - exactly what we need.
