The idea behind a DSCR loan is you are using the income the property makes to service the debt and if the property is not spinning off any income while it is being renovated, which you do not want to have tenants in a property during a reno, you could not qualify for it.

Apartment done :)The sleeves are not cheap they are $175 + labor and misc material ($50.00 worth - spray foam insulation, some backer rod, new trim on interior)The AC Wall another few hundred  - total about $500.00 - but they have NEW AC and the building look way better, versus the crappy steel old sleeves that are beaten to crap.

The property I'm selling is at $450,000 but get $3700/month in rent/income with some upside if self managed so it spins off over $1,000/month in free cash flow and 11% cash on cash return and 19% ROI if principal pay down is calculated.

One city may ban AirBnB, but every suburb around it still allows it, and they get all of the benefits while that one city is still spinning it's wheels lost in old regulations.When it comes down to it short term rentals have existed for a very long time.
