Flippers and developers are all over Cambridge because of it being such a prime location so many of those houses are selling before they reach outlets like MLS. looking into foreclosures and auctions is an option but there is still competition and people are willing to pay more for the location sight unseen.

Hi Everyone,Your feedback has been brilliant - real eye opener.The street address is River Ave, IN 46221 - some cross streets surrounding are: W Mc Carty St, Oliver Ave, W Ray AveNot sure how it is being rehabbed with tenants inside - some rehab work that's currently being done- gfci outlets, repairs to chimney, moisture intrusion prevention and as mentioned a full scope will be provided.Thank you for your very helpful advice.

I take a few minutes to calculate my MAO from the ARV I already have, the usual assumptions for cleaning paint etc, and the info I got from the seller, and jot it down in my notebook, which I take with me to the meeting.Then all that's left is to meet, go through the house and take note of anything that wasn't discussed on the phone (like cracked outlet covers, clogged gutters, faded siding, etc) and jot everything down in my notebook.

First news outlets only publish sensational items, not evidence of someone operating a safe STR,  Next if someone has guests die on their property the last thing they want to do is start spouting things to newspapers.
