It may be a disappointment not to get the one you had in mind, but don't get conned into bidding higher than you should. 

And meanwhile realize that you don't want a relationship with these owners, trying to force them to abide by the agreement will just lead to more stress and disappointment.

But there will be a lot of disappointment if it doesn't.

Some are not familiar and will waste your time seeing the unit once they visit the neighborhood and are disappointed with it, which is outside of your control.

I don't think there's a wrong answer, I would just want to make sure you do research before you do it to make sure you're not assuming certain things and then are disappointed when you look to buy an investment property here in CLT. 

To my biggest disappointment after talking to several banks no one seemed to lend HELOC on the investment properties anymore...
