If you purchased a home for $40k, that rents for $650/month, and you are spending $500/mo on expenses, you have chosen poorly. $42k into 30 year loan @ 5% = $225 expensesInsurance & taxes @ $100/mo = $100 expensesThat right there is $325/month for expenses.
