What about the costs for permits, legal documents (drafting the agreement, timeline, etc), title, survey, and insurance?

Also, an appraisal, property survey, and home inspection. 

After looking at the numbers, I will offer a lower price but other than getting a wetland survey done, anything else I should be aware of?

We need plans, survey, and register builder with our lender and we are making this happen.   

This way there is no risk of an EM dispute, title work hasn't been started, appraisal/survey hasn't been ordered, etc. and it's a much cleaner breakup.
