I found that the washers and dryers by far took much more abuse and were always breaking down, requiring expensive repairs or replacement.  

I have a bus stop in front of one of my fourplexes, and people would constantly cut through my yard to get there.

The handyman fees are higher than I'd like, but they don't abuse it.  

You are not renting to them in a 50/50 or 1/3, 1/3, 1/3 situation...EACH is 100% responsible for the full rent, and will be held accountable in the event someone moves out or gets run over by a bus.

That gesture almost always relaxed the seller and the apprehension largely disappeared. sub to abuse by bad actors is real and I wont describe them here as to give the public any ideas..

Sounds like a tool that might be used and abused.

The house is a student rental so I want something that will take abuse but won't break the bank.

I wanted to include the water/sewage in the rent to avoid any issues but I don't want to be stuck with a huge bill if they abuse it.

I have never had anyone abuse my number-- the bigger problem is getting people to call every time they should.

There’s just sooo much room for abuse if you count your time as a renter.
