But that's what people there are accustomed to, so I don't see it as a problem.On the other hand, if the house in question is an anomaly in the area, the steep driveway could be detrimental.Honestly, when I read your description, in my mind's eye I pictured a nice house tucked away from the road up on a hillside with lots of privacy.

But if a regular SFR that abuts the street sells for $750k, it should not be selling for $750K x 2 for two on a lot. 2 on a lot brings down the value of both homes (more crowded, no privacy, less yard, less parking).For $1.5m, you should be able to do much better than a 3+ cap.

That means there will not be a large number of mortgage sales.Things like foreclosure lists - aside from required publishing of mortgage sales in the Ontario Gazette / Royal Gazette - are not readily available in Canada as our privacy laws make trading in such information illegal.

If you take care of your properties and are properly insured you won't need the protection of an LLC, however, if you have an LLC and are negligent, a good attorney will be able to "pierce" the LLC and go after you personally anyway.I spread my properties out because I have different goals with each of the separate businesses and I want some privacy.
