I almost started using Quickbooks several years ago when i started out investing, instead i wanted something more portable and easier to use. i found a company http://www.rentecdirect.com/ that allows me to do all my landlording and booking in one place, great customer support and cheap.

Last week my tenant called me saying that the toilet malfunctioned and as a result it leaked water for 2 hours approximately and cause a big flood into the closet, master bed, hallway and one of the guest beds (water came thru the wall).

I was super impressed - she had cubbies with her things up in the top spaces of her closet, and probably a bunch of stuff under the bed, but overall it was difficult to tell someone lived there.  

Also the lighting is a little dark, except in the bathroom pictures... and I would delete random shots of closets, bathroom storage, etc. 

Washer/dryer closet downstairs.Advertised rental rate- 695 monthly.

Also a closet, I believe.

Moved a laundry room to a stackable laundry in a coat closet.

If you're looking for something more portable this is also a good option.

Turns out, the source was several bean bags from a cornhole game stored in a closet in that room.

I take pictures of every wall, ceiling, floor, cabinets open and closed, front/back of doors, inside closets, appliances inside and out, windows inside and out, window blinds or curtains open and closed, etc. 30 minutes documenting your property before and after each tenancy can save you a lot of trouble and money.
