There is a lot of corporate maintenance, accounting, etc. and rules that must be observed to maintain the integrity of an LLC, but they are simple once you've learned them.As in Texas, Utah also benefits from Series, LLCs which allowed risk stemming from properties to be isolated to each respective property, so that a tenant in one property may not sue for the assets of the entire portfolio, but only for that single property in which they were injured. 

It also allows me to observe how they approach the unit, which will give clues to me as to what features are important to them and how they might treat the unit. 

The maintenance charges sometimes have no meaningful description, and I observed on my own that I hadn't gotten a Section 8 payment on Nov 1.

I'm going to pick up some, It will be nice to observe over the next couple years how closely tied its value is to what's going on in the RE Market.

Just from my observations, a mid-westerner living in Texas, the Texas lending market seems vastly different than the Wisconsin/Illinois market, although my only experiences are educational, and only in Texas for the past three years.
