I made a post last week about an unusually high avg credit score for our approvals thus far in 2016 which is 702.

Not unusual at all to get the same deal from 3-4-5 wholesalers all with different pricing...so be careful there to know who's deal it is.   

Unless what you are selling is an extremely unusual product or if what you are selling requires an extremely rare skill to understand.

@Danny Duran I was finally able to find time to review the report and I can offer following opinion.Finding airborne Stachybotrys molds is very unusual.  

You may want to learn more about the easement and then ask a local attorney to see how valid or unusual it is. 

Unless its an unusual situation, specifically, a contract for deed (aka land contract, installment land contract), you do really own the house.

A five year hard money loan would be very unusual.

I'm certainly not an expert on PA foreclosures and I don't want to seem argumentative but Section IV of the form says the DOR will accept an appraisal which, absent some unusual circumstance, I would expect to be right around what the high bid was.
