You pass on enough maintenance costs like this to your tenants in the interest of saving your time and money, you'll be posting about how your mean and cruel tenants unloaded fifty pounds of concrete down your stack just before they disappeared in the middle of the night and you're now stuck with a 10 grand bill to run a new line in, how could they possibly be so cruel and mean to you?

@Dave Fontana If you get hung with a property but cant find a contractor and want to unload, I could be a buyer if it has retail flip potential in A,B areas.

As far as buying directly from banks, that is possible but you either need a large capital outlay to take down a large pool of NPLs or deal with local portfolio lenders who may have some assets which they need to unload

With as quick as inventory is moving, sellers with properties that have been sitting long are more receptive to your initial offer because they are trying to unload the property.

so you had one company Stimpson lumber make 37 claims on literally 20 or 30 thousand acres of Timber land After the state realized this was no good they reversed the law ..
