Again, you need an attorney to help you assess the merits of the plaintiff's claim (as in were you at fault, the necessity of the medical treatment she needs, her pain and suffering, etc.).

We pay our painter $20/hr.Having read many of your posts over the years and looked at some of the before and after shots of a couple of your properties, I would hazard that you suffer from a similar affliction as I and that most of the overage is you. ;-)  I too would rather do the entire job at once and get it done as opposed to a little now and a little next year.

If she defaults she walks away with out injury you on the other hand suffer all injury.Unless the property was willed to her she is a squatter and has little if any legal rights beyond normal tenant eviction rights.

That particular injury suffered is fatal and not only do you owe a lot of medical bills, but there is a whole heck of a lot "life worth," pain and suffering, etc etc that totals to $3M that you end up owning the plaintiff.

Sure if your portfolio consists of properties in the boonies that you thought were good investments because they were CHEAP then you may well have suffered rent declines.
