Another way you could learn is by contributing some capital to an investment if it's structured to utilize cash, in exchange for a smaller return, but you get to learn the process.Hope this sparks some ideas for you!

The real estate is located on an extremely busy corner of a prime avenue with a huge parking lot right across the street, the immediate area has a lot of hot real estate deals taking place at the moment, there will be a complete transformation to this area with investment and new business in the next 5 years.

The thrill of getting a great deal and watching it be transformed from a dump to a nice home and renting it out is something that's hard to replace in multifamily.

The floorplan was arranged in a way that some non-load bearing walls could easily be removed, some new walls framed, and with about $40k, the house would be transformed from an un-appealing 2/1 that would lose $300/mo as a rental into a very appealing 4/2 that would cashflow about $500/mo (incl. the debt service for the rehab)...
