The smell is gone, and we're all in rebuild mode now. 

I have raised the rebuild cost as well as the loss of rental income on all my cabins.  

Be careful when purchasing homes to demo and rebuild.

.^ I just finished rebuilding my house cause of Harvey(flood) I learned so much about the construction and I just discovered I am pretty good at renovations I would love to use my new skill to flipping houses.

I used those funds to pay down my bad debts in effort to rebuild my credit so I can finance my own deals in the future.

If the city will not allow, then just leave it and when you go to sell you will probably have to carry the loan, as an appraiser from a conventional loan source would require rebuild letter from city.  

There is great cashflow when I get a good tenant but I usually have to rebuild the place in between tenants.
