We're currently working on the partnership structure and trying to iron that out to best meet our needs. 

I am yet to invest in a property, but ironically have been thinking more lately being so far away.I want to invest in commercial real estate, or multi-family homes ideally but not sure if my budget can handle it.  

It is ironic they are concerned with your credit profile from 6 years ago. 

It does not meet most building codes and you may have to replace all of it as well as the old cast iron plumbing you may encounter. 

There were also many instances where we were asked to draw up a purchase agreement using "realtor" or "bar" forms, and applicable disclosures/addenda were always included.Your most cost effective option is likely have your attorney provide you with the purchase agreement (and applicable addenda/disclosures) for you once all of the negotiations have been ironed out.  

(Full disclosure: my late husband, also with JK initials ironically, was the HOA president for years, but was in declining health and kept few records.  

My building had galvanized water piping, cast iron drains, knob and tube wiring and an old steam boiler system (boiler was new, but the rest wasn't.

Ironically, they wouldn't even handle Section 8, so it doesn't matter, but not the point. 

Some are very archaic, like the use of hub and spigot cast iron piping with lead and oakum joints in waste and vent systems.

We've discussed how to structure our partnership conceptually, but now that we've got a deal it's time to iron out all the details and write a formal Operating Agreement with an attorney.
