And most of the time you don't find out the bad ones until the financial harm is already done.#1 - the major thing I had to initially learn was there is a major difference between the "casualty" insurance, which covers the building if it burns down, etc. and the "liability" insurance, which covers things like a tenant slipping down a staircase because there was no non-slip material installed.

You really need a copy of the trust to make certain that trustee has certain powers and that named beneficiary will not be harmed or their interests compromised.Also, once YOU take on fiduciary responsibility you run risk of continuing liability and responsibility for property, creditors and bene's and are ineligible to quiet title via AP, if that was part of your (devious) plan [because I know how you think, @Arcinio Arauz].

Have you tried to talk to him, maybe he can renegotiate with you or you halt the payment temporarily until you process the property ( there is no harm in asking if you have built a relationship with him).You are a good guy and I have read a lot of your post.

I think it's pretty clear that Bill and Dion's position is that POA's are not only NOT needed, but that they could also cause harm.
