I think the best way to learn and grow if to keep combing through the BP forums, connecting with local investors or realtors who are investors and get a sense from their experiences and see how it may be applicable to you. 

For some houses that are pet free they have new ductwork, never exposed to pet hair, etc. 

The walls looked like they had grown facial hair, it was not an improvement.  

And, you check out their references with a fine tooth comb. 

The backups were the proverbial hair/soap/gel sludge/bobby pins etc 'rats' you often see.

You can read all you want, but you just don't know until you are in the middle of the process (wanting to cry, pull your hair out, sweating profusely because it is phoenix in the summertime and 116 degrees and what were you thinking flipping a house?!)

Its best to shop for a lender who's competent at hair ball closings. 

Weather in so cal is about the best on earth and nor cal isn’t bad though a bit cold in winter and a bit hot inland in the summer but really splitting hairs as the weather is great.
