If things were to escalate to where it would become a legal matter though, we would release tenant from the contract and return the SD then we would immediately put the home back on the market and reconnect with any other prospect who had previously expressed interest or applied for the home.I can't speak for any other PM's, but I would hope that they would not keep the SD.

What's more, they are flexible and work well with investors, as my homeowner/auto policies are in Georgia, but my investment properties are in South Dakota If you have current auto/homeowners insurance I suggest trying to bundle your landlord policy in with your homeowners/auto insurance; otherwise, try calling Allstate as they may offer you savings.

I've had great success in SD with getting rent approved as long as it has been under the payment standard rate for that zipcode and wanted to see if dealing with the housing authority in Sac is the same?

So I looked at (with a rough total counts of each selection): single family (type & use and land class fields) residential 285,108built before 1978 (year built field) 230,809held by owner for 10 years or more 103,633with assessed value under $125K 19,385with out of town owners 3,029From there I broke it down further into subdivisions, property consistency across SD phases, percentage NOO/OO.

That's what I'd do and try to get a new tenant lined up for when they move out or close to it.Bottom line, they are responsible (within reason) for whatever time the place is vacant and that can be deducted from their SD.
