@Dylan Mehsling 7 years ago, I used 100k to purchase one property all cash and rent it out - which was fine, but I didn’t know anything about real estate investing and didn’t understand I could have gotten so much more with the power of leverage.Fast forward to last year, I sold said property and used the same 100k as down-payment on a commercial blanket loan and acquired 14 units in a better market.I tripled my cash flow; from netting approximately 300-400 usd per month to 1000-1200 usd per month after all expenses were paid.Hope this provides some inspiration - if maximizing cash flow is your goal, so you can pay all living expenses etc from rental income, then smart leverage is your friend.

Well talked with the seller and he talked with his bank, and since the property is wrapped up in a blanket loan with other properties attached into one big loan, the bank will not allow him, the seller, to sell on contract.

So if your tax rate whether personal or corporate is 40% you will be taxed 20% of the total gain..We sadly do not have 1031 exchange or a $500,000 blanket for capital gains.

While you save thousands in loan costs over a traditional loan, those saving don't increase the value of the property, perhaps the transaction, economically, but not the RE value.I also suggest you do one loan for each property, do not go for one loan on them all as a blanket loan.

Lenders can issue a pre-qualification letter but it's not exactly a blanket "guarantee" of the bank financing the purchase.

So I google Title Companies in Connecticut call three separate ones up and ask them about closing and whether or not I can use the buyer’s funds to blanket the costs, or “assigning” him my contract.These are the ones I called.
