I created a list of metrics that I use on state level, region level and property level.For the state level I use metrics such as Crime rate, economic growth, population growth , employment diversification and on and on (If you want I can share the full list).The states I've mentioned are starring at the top of the metrics I've mentioned (I realize it might have an impact on the house prices, but it is good enough to start with).WDYT ? 

We have all 5 stars so we must be doing something right.I am sure there is a balance to be had.

Have great furnishings and photos, answer guest questions quickly, and make sure to get those 5 star reviews right off the bat.

He owns two, runs four (his own plus two for his parents), each with a 4.9+ star rating (each ranging from 100-300+ ratings), and he tells me their units are booked at 95% occupancy year-round.

Hey @Jacob Joye, so the first year will always be lean unless you are in the hottest market with low inventory.It takes time to build your reputation, 5 star reviews etc.

Every PM will have a few bad reviews from angry clients or tenants so look at the total amount of reviews and average amount of stars per review. 

Well… because I’m not some big-time Realtor/investor/YouTube star so I can’t just do that on my own that easy, yet.
