You don't need to threaten her with taking her security deposit, but in most states security deposit can be used to satisfy rents owed, so that is implied.I have had several tenants break leases.

I guess I don't feel to threatened by this type of liability, but I also feel like any additional layer of protection to my assets is a good thing.Coincidentally, I never considered RI when I was renting, lol...never had anything I considered worth the trouble.

I will also make sure to call her my tenant and threaten to withhold her security deposit for just about anything she does whenever friends are around, just cause I really like annoying her.

You are dealing with a group of people who are fundamentally stupid, and tripping them up is ridiculously easy.An ex tenant of ours had a fictitious lawyer call us up, threatening all sorts of things.

However...I recently found out that the rent rates have gone way up in my neighborhood, and that I'm finally able to refinance since I repaired my credit.I did the math and after HOA dues of $120 (and threatening to be bumped up to $145-$160 soon), and the rate dropped from 6.5% to 3.65% I'd make a monthly rental income of anywhere from $130-$170.
