Keep the tenants happy fix things promptly and they will stay because most landlords in c and d really suck and wait a week to do anything so it’s easy to shine in these communities!

It may even prompt you to input missing information.

No need to jump through hoops to close, but it can be quick requiring the HOA to act just as promptly.

I promptly hired a mentor and didn’t tell anyone about my first flip because if I was going to fail, I wanted to do it quietly.

They are your manager after all, and rather than having them sending you emails waiting on approvals all day it makes sense they want the authority to act promptly on smaller issues.
