Even with the note being paid, the banks will still send threatening letters but this issue can be avoided completely by transferring the property into a land trust.While a transfer to an LLC will cause alarms at the bank and prompt them to send you a letter, a transfer to a trust will not.

If you just want some fast money out of the seller, what you could do is first contact the seller asking for a settlement amount, which they'll probably ignore, then after you've done the request for money (which is required), you can then file a claim in small claims court.This will prompt the seller to contact you to settle.

If this prompts the tenant to want to stay longer, then they will effectively have paid for the unit over time, and you'll have an upgraded space for the future tenants that should demand a little more rent.
