We received a call about 2 weeks later asking us to resubmit our original offer.The moral to this story is know what numbers are right for you in the deal and don't get caught up in the fever.

Unless there is no cost premium to you as the owner, then typically it doesn’t make sense (not withstanding you just feeling a moral obligation to choose higher efficiency)

It's a moral gray area, in my opinion, but when I say mortgage interest is front-loaded I just don't know how else to describe it.

I seriously doubt your morality police are any worse that the regime I operate under.

Well, I think the real moral to this thread is to screen for better tenants ;-)

I called, emailed, texted, However....I didn't go down to her office because I didn't want to put her "Livlihood in danger....I was raised with excellent morals and values.  

But my morals will not allow me to accept more than a one year lease, I advise the tenant and the landlord to consider future renewals and if I manage the rental I will charge a $100 renewal fee but I, in good conscious, cannot write a multi-year lease and charge 6% of the gross lease but... that is the way my Arizona RE Board approved Listing Agreement States it.You should have studied your listing agreement closer and maybe asked some other agents what is customary in your market.

There you go using moral and law in the same sentence.
