If you are going with a C corporation, then you would have a corporate tax due and that is paid in the state that you incorporate in.

If your property is in very high demand, or you want to make an extra step to weed out non-serious applications, you could charge a fee, I've seen it before.. but I just don't incorporate it. 

Honestly, if you are set in life on making real estate investing your long-term pay off you don't need to go to college, but if you need to find a comfortable living salary in corporate America getting a bachelor degree will help you.  

Also look for neighborhoods that have google fiber.
