Here is my list of tiny renovations and their approximate costs:Add automatic ice maker to the freezer ($100)Upgrade all door handles ($350)Upgrade a few light fixtures ($200)Upgrade doorbell ($30)These are not repairs in the strict sense; the freezer, door handles, light fixtures, and doorbell all work.

It also means working smoke detectors, tight railings, shoveled and iced sidewalks.

Then they pour the polyurethane on so thick it looks like a wobbly-surfaced ice rink.

I know what you mean, been looking at some of the areas you mentioned and it is difficult to crack the ice, but i am not giving up.Cash flow is going to be a hard to come by as the sellers are sticking to their guns.

If there's anything special about the property, it's history or upside potential for lot development, the demand will surely push the or ice upward. 

Additionally, my brother agreed to manage it - icing on the cake!
